Realogy posts $259 million Q1 loss

Realogy posts $259 million Q1 loss

Cost-cutting can’t keep pace with revenue decline

Realogy Corp. posted a $259 million net loss for the first three months of the year, despite cutting $310 million in costs and generating $101 million in additional commission income from new franchise sales.

Much of the loss — $144 million — was attributed to interest payments on the company’s massive debt. But Realogy also saw revenue fall $354 million compared to the same period a year ago, as both home sales and commissions from those sales dropped sharply.

At Realogy Franchise Group (RFG) — which includes the newly launched Better Homes and Gardens Real Estate brand, along with CENTURY 21, Coldwell Banker, The Corcoran Group, ERA, and Sotheby’s International Realty — transaction sides and average home sales price were both down 15 percent.

Transaction sides handled by RFG companies (in which agents represented either buyers or sellers), totaled 178,233 during the first three months of the year, down from 209,313 during the same period a year ago, Realogy said in a regulatory filing.

In a recent address to EXIT Realty Franchisees, Senior Regional Consultant, Bob McKinnon reflected on his 40+ years in the real estate business.

“I believe there have been three major innovations in real estate over the past 40 years,” said McKinnon. “The first happened in 1971 when CENTURY 21® introduced franchising. The second occurred in 1972/73 when RE/Max® introduced the 100% commission, desk fee plan. That innovation caused a shift in power from the broker to the agent. Weak management became apparent as they gave away the ship in an effort to keep productive agents who paid their bills.”

In the ensuing years, nothing fundamentally changed. How would the industry return a balance to that power shift? After all, the world needs better real estate offices, not just another real estate office. What if there was a way the broker and agent could get beyond an adversarial position to one of mutually vested interest and respect?

“As president, part of my job is to pay attention to economic indicators, not just in the real estate industry but outside industries as well. I pay attention to economists across the country and other companies, but then I also go back and look at where the stats are for the National Association of Realtors®, which is the largest collected group of professionals representing the real estate industry.

There are some indicators with NAR® and with individual boards that we can follow too.

Starting with the economists, we’ve been tracking and staying in touch with them long before the markets shifted because real estate always goes through cycles. Everyone expects that overall, through the entire country, this economy will bottom out and start heading in an upward turn right around June or July.

100% of ZERO is ZERO

Only a week into my “Exit Experience” and I can see why so many others are joining.  So many agents were focused on “my split”  in the past few years and now most of them are gone from the business. I love to say 50% of $500,000 is $250,000 and 100% of ZERO is ZERO!  I know with Exit, I can earn more than 100% and within a few weeks from now, I will be earning more than 100%. While other brands try and wash down the process, EXIT keeps it simple.  Single level bonuses.  Easy to track, easy to follow up with. 

 

In this 2009 and most likely, 2010 market, the extra money in your pocket will help you to pay for all that additional marketing you must have  (is your broker paying for your marketing or just collecting fees for having a roof over your head?) in place to sell your listings or attract qualified buyers.  If you are a Realtor, when was the last time your company gave YOU a quality lead?  I know of companies in Tampa where the General Manager is an Agent.  His wife is an Agent and the Vice President of the Company is a Realtor as well as her husband.  WHO gets the leads there, especially in this market?  The brainwashed Agents there are kept in the dark and told to “hang on, big things are about to happen”….. and they swallow that hook year after year while the market constricts.  Again, the “Good old boys” keep getting fed, while “Average Joe” keep paying franchise fees. If you are not in “the good old boy network” at your office, you need to ask yourself why you are paying huge franchise fees to a company that is not contributing one dime to your bottom line?
